SCHEMATIC DESIGN PHASE (SD)
Formulating the initial design solution – The schematic design phase is about establishing a framework regarding aesthetics (how the building will look) and function without getting overwhelmed or weighed down by the finer details.
DESIGN DEVELOPMENT PHASE (DD)
Developing and refining the schematic design solution – The design development phase is a critical stage in the process required to develop and refine various aspects of the schematic design from the selection of materials to the most intrinsic details.
CONSTRUCTION DOCUMENT PHASE (CD)
Documenting the design – During this phase, the focus is on the technical aspects as it relates to the construction of the building. The design team documents all matters related to function and form from the Schematic and Design Development phases in a detailed format for final construction cost, building review, and construction.
CONSTRUCTION ADMINISTRATION PHASE (CA)
Building your project – The ultimate objective is bringing your project to life both functionally and aesthetically. Once construction begins, the construction administration phase will commence; any discrepancies, questions, and supplemental information will be coordinated between the general contractor, authorities having jurisdiction, and the architect until the project has been completed.
